At this end of the market one French tax is worth understanding before you commit. The IFI, impôt sur la fortune immobilière, is an annual wealth tax on property, and non-residents pay it on their French property alone. It applies once your net French property value, after deducting the debts attached to it, passes 1.3 million euros on 1 January. Cross that line and the tax is then calculated from 800,000 euros upward rather than from the threshold, which catches people out. A mortgage on the purchase reduces the net figure. It is worth running the numbers with an accountant before choosing between one large apartment and two smaller ones.
