Riviera Boulevard is based in Villefranche-sur-Mer and covers a long stretch, Menton to Saint-Tropez plus Monaco, with around seventeen advisers under co-founders Jean-Laurent Lepeu, Miryam Lamonaca-Lepeu and Karine Izoard. It describes itself as a hybrid of a traditional and an online agency, which in practice means a shopfront you can walk into and advisers who work across the whole coast rather than one town. What sets it apart is that it publishes a full price list, dated, which most agencies here do not. Sales commission is a percentage of the price with a floor in euros, stepping down once the price passes 500,000, and parking spaces and building land are charged at higher rates than homes. The letting side is spelled out just as plainly: the landlord pays one month's rent excluding charges, and the tenant pays a per-square-metre fee for the file and the lease plus a separate per-square-metre charge for the état des lieux (check-in inventory).
